In the southern Gers, on a hill in a little hamlet called Estipouy, close to Mirande, you will find this solid house built in 1832. It has a swimming pool 5 m x 12 m and is surrounded by grassland and woods with mainly oak trees. The south and west terraces have panoramic views. The total land is approx. 17.5 hectares (43 acres).
The main house comprises: a large hall, a kitchen, a pantry, a toilet, a living room, 3 bedrooms with 2 beds and a bathroom. The master bedroom with 2 beds has a dressing room and en-suite bathroom. The large family/garden room room, off the main hallway, is 100m2 and can be used by larger groups.It is separate from the lounge/living room.
The layout of the main house is very symmetric:
*in the middle a hall (4,00 m wide) and over the total length.
* to the left and the right side of the hall : 2 rooms + 2 rooms on the ground floor and 2 + 2 at the first floor, all of the same seize : 6 x 6 m
* on the ground floor: hall , kitchen, toilet + pantry, living, bedroom.
* on the first floor: master bedroom + dressing + bathroom, 2 bedrooms, bathroom + toilet.
The main house and apartment have been renovated and glass fibre insulation installed. Gas central heating and double glazing provide comfort. There are character fireplaces in the living rooms and kitchen. The house has a Wi-Fi connection (glass fibre) and a satellite for TV reception.
The wooden structure has been treated against insects and vermin.
The apartment/gîte of 90m2 comprises:a living and kitchen, 2 bedrooms with 2 beds and a bathroom.
Stable 1 comprises: a wine cellar and storage.
Stable 2 comprises: storage for garden equipment like the lawn mower and garaging for two cars.
The south terrace, by the swimming pool, is partly covered. The swimming pool, 5 x 12 m, has a solar electric, roller cover made of plastic slats.
The west terrace offers a panoramic view with a unique coloured display of the daily sunset. Sitting here in the evenings and watching the starry skies is a super experience.

The town of Mirande is 5 km away and offers the main necessary shopping with 5 supermarkets. The Brasserie des Arts is an excellent fish restaurant in Mirande.
The Marciac jazz festival is held close by, annually for 3 weeks in August.
Auch, the main departmental centre of the Gers is 30 minutes' drive away. It is famous for its cathedral, Sainte Marie and the Restaurant de L’Hotel de France and Le Daroles, all in the town centre.
The region of the Gers boasts some of the cleanest air of France. The temperature is moderate, mild in the winter and not too hot in the summer.

the international salsa festival Tempo Latino in Vic Fezensac.
the world famous Jazz in Marciac. During three weeks this little village is overflowing with people who have gathered for the events including the daily concerts from world’s top jazz musicians for the 3 weeks in August each year.

during summer time there are various brocantes markets, night markets and farmers' markets.
Hiking:
Saint Lary-Soulan is the starting point for walking in the Pyrenees which is home to exceptional flora and fauna, with its wild, unspoilt landscapes, peaks offering incredible views, high-altitude lakes, legendary mountain passes, green valleys; all within 90 minutes' drive.
Winter sport-skiing: Saint Lary-Soulan, 100km ski-area from 1680 m up to 2450 m.
